I am also very detailed in analysis of data and trends. Every month I meticulously plot the average house price in Edmonton, inventory, and the number of sales. What this does is gives my buyers and sellers an accurate sense in how the market is doing. While it is not easy to predict the future, by having tools that show the condition of the market is extremely valuable.
As an experienced negotiator, I prefer direct face to face negotiation, so that I can tell the sellers about my clients, who they are, and personalize this transition. This is huge when using persuasive arguments of why we should pay for what we are offering, and is extremely helpful in reaching a win-win situation for both the buyers and the sellers.
