Depending on if you are buying or selling a property in St Albert, I have a few strategies I would like to share on how to get the best deals in town!
St Albert has become a hugely sought after community in the Edmonton vicinity, and a lot of people want to know how to get a good deal here.


If you are buying...
If you are buying in St Albert, it is really good to know that the competition for property can be fierce here and it is very important to hire an agent that will be actively looking for new listings every day multiple times a day. I have had many situation where clients have told me about missing a house by a day. This can happen easily in St Albert as there are a lot of agents that are on top of things here and the buyers want in to the best school districts or new areas. The agents here sometimes teach their sellers that the first offers can be the best offers. This is great advice as this is often true.
Another strategy to pay attention to is if a property is vacant or not. When a property is vacant, the sellers are paying property taxes (which are high in St Albert..), mortgages, utilities and more. Sellers are inclined to "get rid of a property" a lot of times in this case and are more open to offers.
