Hello friends,

Today is an exciting day! I have thought and talked about starting this blog for a long time and finally I have taken the leap! I have been brainstorming and looking for ideas on what topics you might find interesting and informative. I thought that I better do this because I find almost any subject that relates to real estate very interesting although it might feel as dull as ditchwater to the rest of you. Thanks to those of you that were able to give me some great suggestions.  

I look forward to answering common questions, talking about some interesting and cutting edge home improvements, discussing different aspects of the real estate market as well as keeping you informed of exciting local events that are happening in and around Calgary. I also look forward to sharing new and interesting businesses and eateries as I discover them. I would love it if you have other ideas or recommendations of Calgary and area events or businesses that you have found that I don't know about!

I thought I would start by a question that I regularly get asked:

When is the best time to buy a house?

This is a great question and obviously a source of confusion for many as it comes up a lot! This question is one that I hear often from those looking to purchase their first property. The answer to this question is basically this:

The best time to buy is when you have saved enough for the downpayment and you have qualified for a mortgage. This answer applies to any housing market that we find ourselves in. Basically, the down payment is what you pay for the house and then the mortgage payment is essentially like paying rent. If you fast forward to when you move out of the property, if it was a rental you have no investment and you move along. If you have bought the property you leave with equity which can then help you move up into a different property, or even keep that property as an investment property and use the equity in it to buy a second property.  Regardless of the market place, over the past 20 years in Calgary properties have increased in value between 3% and 5% per year. 

While I have your attention (assuming I still do, lol) I would like to share a recommendation for those of you that share my love of patios and pooches. Calgary has become a very friendly city for combining two of these favourite things of mine and a newcomer on to this scene is Cast Iron Cookhouse. It is located in the same parking lot (or barking lot) as the Canyon Meadows Theatre and has a great drink menu and specials as well as pub style food. Everything that we ordered was delicious (amazing roasted brussel sprout appetizer), a good craft beer selection as well as ciders and cocktails. I also loved that most items on the menu can be made gluten free and they even have a dedicated gluten free fryer. But wait, there is more! They also provided healthy treats for the dogs to snack on while the humans ate. The service was very friendly and efficient, we will definitely be back!
