Not much is written about HOW - TO successfully flip homes in Calgary.  Most agents just point you to some cheap homes, and say, fix them, sell them for more.  I think there has to be more to it.  More science.  More of a guide.  More steps.  So, I set out to start.  This is what I do for my FLIP clients.  Your agent might have other concepts, but this is what I consider advanced.

Here are my rules:

  1. buy in a good location
    1. ensure the home isn't on a major road and/or backs to major road.
  2. focus on the older areas. Think of the homes we grew up in or our grandparents owned.  Typically large lots.  Typically bungalows
  3. use area VALUE CHARTS to quickly identify which areas are possible to flip

Radon Asbestos & DNA

Home owners are availing themselves of lab science due to factors such as increased awareness of Radon, the leading cause of lung Cancer in non-smoking Canadians, according to the Canadian Cancer Society. As well asbestos encountered during renovations from Drywall, Drywall mud, textured ceilings, heat duct tape, ceiling tiles and older square stick on floor tiles to name a few have home owners looking for cost effective solutions to avoid exposure. Add to that increased advances in DNA research which can be used to determine areas where a person may be predisposed to certain health conditions and through supervised protocols improve health, it is not a stretch to assume an increase in demand for these tests.

For some homeowners, the process of listing, showing and selling their home can be stressful. Fortunately, there is plenty you can do to make it much less nerve-racking—and even exciting and enjoyable. Here are some ideas:

 

  1.  Make a plan. Decide when you’re going to show your property, search for a new home, view listings, etc. Block out these times in an agenda book or calendar. That way, you and your family can see what’s coming up.
  2.  Be flexible. Few things go exactly as planned! So, it’s important to build in flexibility. For example, you may plan to see homes for sale on Saturdays, but if an opportunity comes up on a weeknight, give yourself room in your schedule to jump on it.
